Board members reviewed an appraisal for the property formerly known as Warren Dupree Elementary School, located at 700 Gregory Street, and discussed next steps. A district presenter said the site is roughly 10 acres and that the appraisal returned an indicated value of about $1,400,000.
Staff cautioned the appraisal figure is not equivalent to market value. “Appraised value is not always market value,” a district speaker told the board, noting the appraisal was completed without an existing sales contract and that a willing-buyer/willing-seller outcome could differ.
The board confirmed the property had been rezoned to C-2 for commercial purposes and discussed whether to market the site or hold it for future district use. Staff said they had not advertised the property for sale and recommended soliciting proposals from commercial real-estate brokers to provide marketing and sale strategies, likely over a period longer than 30 days to obtain multiple proposals.
Property details and planning issues were also discussed. Staff and a city representative noted that an asphalt drive behind nearby homes remains district-owned and that the eventual developer or purchaser would address access and planning considerations through the planning-commission review process.
No formal motion to sell or otherwise dispose of the site was taken during the meeting. Board members and staff said next steps would include deciding whether to retain the site for future district needs or to solicit realtor proposals if the board wishes to market it.
The appraisal and property discussion concluded without board action during the work session; staff volunteered to gather broker proposals and return with recommended approaches for marketing and sale if requested by the board.
