Applicants to proceed under existing special-use permit while county signals limits on new lodging at Estate at Meander
Summary
Madison County planning staff and the owners of the Estate at Meander discussed adding a wellness spa, renovated inn spaces and phased lodging at a PDRC predevelopment meeting; county staff said the spa likely fits the December 2024 event-venue special-use permit but raised density and infrastructure limits and asked the applicants to seek a written zoning determination and submit an engineered site plan.
Madison County planning staff and the owners of the Estate at Meander discussed on-site changes and a proposed amendment to the property’s special-use permit at a PDRC predevelopment meeting, with county officials advising the applicants to proceed under the December 2024 permit for an event venue while seeking a written zoning determination and preparing an engineered site plan.
The Estate at Meander’s owners, Chris Seik and partner Eric Watson, outlined a phased plan that would add a wellness “thermal” spa (hot/cold/relaxation circuits), renovated inn spaces and a series of additional short-term lodging units and cabins across the 77-acre property. Seik said the spa and lodging would be phased and that some existing overnight units could be repurposed to house spa operations: “The spa is what’s being added,” Seik said, and the project team expects the amenities to draw both visitors and local members.
County planning staff and several commission members said the event-venue special-use permit (SUP) issued Dec. 4, 2024, already contemplates overnight lodging and recreational uses but flagged the number of additional dwellings the applicants described as a substantive issue. Alan (county planning staff) told the group, “If you’re asking for my personal opinion, I think this is well within the scope of what the end is doing,” but he and other commissioners said the proposed increase in short-term units merits closer review against the county’s density rules.
