Case R2025‑003: Planning staff recommended and the council approved rezoning approximately 4.66 acres at 2504 State Highway 130 from General Agriculture to E‑1 (suburban estate residential). Staff said the applicant had applied for a building permit and staff discovered the parcel did not meet the five‑acre minimum for the General Agriculture district; rezoning to E‑1 brought the lot into compliance. Planning Commission recommended approval 4–0; staff found no formal protests in the packet.
Case R2025‑004: Triton Capital Investments LLC requested rezoning of a roughly five‑acre property at 1725 NE 16th Street from IR (restricted light manufacturing/warehouse) to IM‑1 (moderate industry) and an amendment to the 2040 future land‑use map from mixed use residential/commercial to general commercial. Planning staff recommended approval, noting the applicant intends to use the property for outdoor, self‑service RV and boat storage with a paved drive and gravel storage area; the site plan includes perimeter security fencing and a paved entrance apron and no on‑site office. Planning Commission recommended approval 4–0; no formal protests were recorded.
Council members asked about stormwater, screening and onsite services; the applicant said there would be perimeter screening, no office and that customers would be self‑service with key‑fob access. Council approved both rezoning items by unanimous roll call votes.
