Commission postpones Society Hill resort‑style development hearing to August after applicants revise plans

The Planning and Zoning Commission postponed consideration of a proposed resort‑style project from Society Hill Capital Partners LLC (case H2420) to August 11, citing substantial revisions to the master plan and outstanding staff review.

Staff and the applicant told the commission that the project team had retooled large portions of the proposal following public input. Changes include removing a proposed golf course on the southern portion of the site in favor of more general recreational uses, defining resort residential cottages more precisely, and offering approximately five acres for a potential fire station site. Planning staff said those changes require re‑advertising and additional internal department review.

An applicant representative (Coastal Engineering) said a complete revised package was submitted to staff and that more time was required to produce an updated staff report and performance conditions for commission review. Several commissioners said repeated postponements had frustrated residents who attended earlier hearings; the commission nevertheless moved to a date certain so the public will have clear notice of the next hearing.

The motion to continue to August 11 was made and approved 5-0. Commissioners and staff emphasized an expectation that the applicant come prepared with the revised materials at the date‑certain hearing; commissioners said they would consider hearing the item even if the applicant again requested a postponement only if adequate new materials had been filed.
