The Albemarle County Conservation Easement Authority voted to accept a donation of approximately 90 acres a few miles southwest of Charlottesville along Route 29, staff said. Staff described the donation as eliminating roughly 10 potential dwellings and protecting natural resources on the parcel.
Staff presentation said the property includes about 10 acres of critical slopes, roughly 30 acres within the mountain protection area and extensive important agricultural soils; the parcel includes long frontage on Route 29 and substantial adjacency to existing conservation easements. The proposal would allow up to two ownerships with a minimum size of 80 acres under the proposed deed restrictions, and each ownership could have up to 6,500 square feet of living space spread between up to two dwellings. The proposal would prohibit structures above an 800-foot contour and bar structures of any size within 400 feet of Route 29 in the mapped yellow hashed area.
Members discussed building-envelope locations and whether minor structures should be specifically excepted from some prohibitions (mailboxes, small entrances). A member moved to approve the easement; another seconded and the motion passed on a voice vote, with staff to finalize deed language and recording.
