Spring Hill defers Commerce Center amendments after residents raise traffic, water and density concerns

The Spring Hill Board of Mayor and Aldermen on April 7 deferred consideration of amendments to the Spring Hill Commerce Center development agreement and a related amendment to the master development plan to the May meeting after the applicant and staff requested additional time and resident speakers urged caution.
Several residents spoke during the citizen comment period about the Commerce Center plan and related development pressures. Eileen Longstreet said density and wastewater were central concerns, telling the board that growth has strained roads and water infrastructure and urging aldermen to "vote for the residents." John Lee, a property owner near the proposed project, urged denial or further study of the revised plat, citing projected traffic impacts if Duplex Road and Lee Road become a main access to the Commerce Center. Several Crafton Road residents, including Richard Spont and Logan Neil, also spoke against Resolution 25-24 and expressed concern about heavier truck traffic, safety and potential property takings for road widening.
Following applicant and staff requests the board voted to defer Resolution 25-24 — amendments to the development agreement — to May. The board also deferred the first reading of Ordinance 25-04, which would amend the Spring Hill Commerce Center master development plan, to the May 19 meeting.
Board members and staff said they expect additional traffic analysis and coordination with neighboring jurisdictions and that the deferrals will allow time for those materials to be prepared and reviewed.
