Planning board approves ANR to split 71 Holland Road lot

The Lakeville Planning Board voted unanimously Thursday to approve an Approval Not Required (ANR) plan that divides a parcel at 71 Holland Road into two lots.
The applicant's surveyor, John Romanelli of Zenith Land Surveyors, told the board the division followed a recent court judgment that removed an historic right-of-way across the property. He provided the board with a copy of what he described as a Superior Court judgment, recorded at the Plymouth County Registry of Deeds in January, that extinguished rights held by nine others to traverse the parcel. "What we are doing here, is cutting an existing lot into 2," Romanelli told the board.
The plan shown to the board indicates two new lots that meet the town's dimensional and frontage requirements and contain no mapped wetlands. Board members reviewed the assessor's map and a plan exhibit supplied by Romanelli. A motion to approve the ANR was made, seconded and approved by voice vote; the meeting record shows the motion carried unanimously.
The board took the ANR vote early in the meeting after confirming the required court judgment had been recorded. The surveyor said he prepared an exhibit for the owner's attorney before filing the plan with the board.
The board did not attach additional conditions to the ANR. The applicant or representative may record the approval in accordance with applicable town procedures.
The action occurred during the April 10, 2025, meeting at the Lakeville Police Station and will appear in the planning board's file for 71 Holland Road.
