Board grants Ocean Pines Association special exception for two electronic entrance signs

The Worcester County Board of Zoning Appeals approved a special exception for Ocean Pines Association to install two electronic community signs on Franklin Creek Road and on Catfeller Road, each sited roughly 450 and 650 feet from MD Route 589 respectively.
Association representatives told the board the signs would replace manual messaging signs at community entrances to improve safety and communication. They said the two entrances sit on the same tax parcel but are far enough apart that the signs would not be visible from one another and that the intention is modest, informational community messaging rather than commercial advertising.
Staff and board members reviewed the county’s special‑exception criteria, including compatibility with the comprehensive plan and traffic safety. The association said it coordinated concept location and design with public works, police and fire officials and plans to locate the signs back from the roadway and angle them so they primarily serve drivers entering the community.
The board approved the special exception with no recorded opposition. During the hearing, staff clarified that permitted messaging is informational community messaging and that event advertising within Ocean Pines is not part of this approval.
