The Planning Commission unanimously approved Development Permit P24‑05 to allow a Planet Fitness health club of roughly 17,962 square feet on a vacant pad within an existing commercial center at 112 West 40th Street (address corrected in materials).
Assistant planner Christian Colosan said the pad had previously contained three tenants that were demolished after a fire in February 2021 and that the parcel is zoned Commercial General (CG‑1). The project proposes about 21 additional parking spaces, new landscaping and a 24‑inch box tree buffer along the property lines adjacent to residential uses, and an exterior design using stucco, wood siding and metal canopies.
Applicant representative Wade Shewey said the applicant is ready to proceed; staff noted referrals from Public Works and that the site had attracted trespassing and accumulated trash while vacant. The commission asked staff and the applicant to ensure buffering and trash-enclosure details are addressed at plan check. The motion to adopt staff recommendation and approve the permit passed unanimously.
