Lakeway determines no view blocking for two proposed homes at Medalist and Rocket

The Lakeway Commission on April 10 determined that proposed new homes at 109 Medalist and 105 Rocket would not unreasonably block neighboring views.

For 109 Medalist the applicant, Grand View Custom Homes representing Kent and Stacy Franklin, asked the commission to review the proposed two‑story replacement home and a covered patio. The commission noted the property’s topography and the pole erected on site that showed the proposed height. "We determine that view blocking is not an issue for 109 Medalist," a commissioner moved; the motion was seconded and approved by voice vote.

For 105 Rocket, Madrid Farms Construction presented a single‑story house that would surround a pool. Staff reported one written comment from a neighbor (Melody Street) alleging potential view blocking; commissioners reviewed mapping and elevations and said no line‑of‑sight evidence was offered by the commenter. A motion to determine that view blocking was not an issue carried by voice vote; the chair recorded one voiced opposition but the motion passed.

Both determinations were made after staff review of the site plans and elevations; no public witnesses appeared in favor of blocking in either case. Staff told the commission that where building heights and view impacts are a concern, property owners may submit photographic evidence from the primary living area to support an objection during review.
