Commissioners award $1.047 million contract to Colorado Moisture Control for county roof replacement

The Adams County Board of County Commissioners on April 15 approved a resolution awarding an agreement to Colorado Moisture Control for $1,047,683 to remove and replace the roof at the Corners and Probation facility (RFP 2025DOT203).
County facility operations supervisor Mike Van Gorder told the board the existing rock-ballasted roof system was installed in February 2006 and has exceeded its useful life. Facility staff and the county’s roofing consultant recommended full replacement, including flashings, metal trim, gutters and downspouts. Funding for the project was included in the county’s 2024 budget and engineered roof plans were completed before procurement.
Van Gorder said there was a mandatory pre-bid and three vendors submitted proposals: Colorado Moisture Control ($1,047,683), Front Range Roofing ($1,110,000 plus $155,805 alternate items), and Tector Roofing (approx. $1,257,000). After evaluation, staff recommended the lowest responsive, responsible bidder, Colorado Moisture Control.
Commissioner Pinter moved to approve the resolution authorizing the agreement; the motion passed 5–0.
The county will proceed with contract execution and project scheduling under the county procurement and construction oversight processes.
