City Engineer Lloyd Cheney told the council the construction cost shown in the staff report is $1,508,000 and that City Creek’s total fees include a 6% profit component plus monthly construction-management overhead that brings City Creek’s fee total to roughly $304,000. Cheney said the project estimate includes a $136,000 contingency to cover unknown conditions in the older building and potential utility impact fees that have not yet been finalized.
