1625 West Parker Road — Reliance Health (site plan approval): Ozark Civil Engineering representative Todd Butler presented a site plan for a proposed Reliance Health facility of approximately 81,856 square feet in the C3 General Commercial District. Commissioner Dennis Zilper moved to approve the site plan; the motion was seconded and the commission approved the site plan. City planning staff said the project will continue through full review because it exceeds the 75,000-square-foot threshold.
1925 Array Street — Jonesboro Sportsplex (amended site plan / conditional-use withdrawal): Associated Engineering LLC requested amended site plan review for the Jonesboro Sportsplex (approximately 180,125 square feet). Planning staff and the developer agreed the use fits park/recreation rather than the "government services" definition, so the developer withdrew the conditional-use request and the commission voted to remove the conditional-use requirement from the site plan matter.
5905 East Johnson Avenue — Rezoning request (R1 to C3): Applicant Ang Veil asked to rezone a 1-acre parcel at 5905 East Johnson Avenue from R1 (single-family medium density) to C3 (general commercial) to allow future commercial development. City staff reported the request met zoning criteria subject to standard engineering and site-plan stipulations (stormwater, floodplain, site-plan review). The commission recommended approval and advised the applicant to take the matter to City Council with an amended pattern book as needed.
Reconsideration request — 5500 Stadium Boulevard (conditional use): The commission approved a motion for reconsideration of an earlier conditional-use matter at 5500 Stadium Boulevard, allowing the applicant to return to the commission at a future meeting to address questions raised at the previous hearing. The roll-call in the transcript recorded ayes from present commissioners.
Greensboro Village rezoning (804/809 Greensboro Road): See separate article for an extended account; the commission recommended rezoning with several volunteer stipulations recorded in the motion (pattern-book amendment, 50-foot west buffer, internal parking, reallocation of 10 acres of multifamily to commercial, no multifamily permits on that 10-acre tract until sewer permits are pulled, and a commitment to build the 55+ concept as presented).
Why it matters: These actions move multiple development proposals toward further review or council consideration. The Greensboro Village recommendation in particular ties multifamily permitting to sewer-permit progress, a condition with direct implications for scheduling and phasing of future housing construction.
