The Commerce City Board of Adjustment voted to renew a use‑by permit for Fast Cash Pawn, located at 6225 E. 70th Place, approving the renewal with two conditions recommended by the Commerce City Police Department.
The permit renewal was for a previously approved use-by permit first authorized in February 2010 and carrying a 15‑year renewal requirement. Planner Lisonbee Olsen told the board staff had circulated the application to the city’s development review team and to outside agencies including engineering, economic development and the South Adams County Fire Department; she said there were no outstanding comments and that the police department recommended approval with conditions.
Olsen said the property is approximately 0.6 acre in the C‑3 Regional Commercial zone and that ownership and operations of the pawn shop have not changed since the original approval. The police department’s recommended conditions require the business to participate in the department’s stolen‑merchandise tracking program and prohibit on‑site vehicle sales.
Richard Dawson, the site’s district manager, confirmed the company ownership had not changed. “We’re one of the bigger pawn shops in Colorado. I think we provide a lot of needs for the community for sure,” Dawson said. In response to a board question, he said the business could meet the police department’s recommended conditions.
Board member Frey moved to approve the use‑by permit subject to the two conditions as presented by staff; the motion was seconded by board member Douglas. The board opened electronic voting and recorded all votes in favor; the motion carried and the permit renewal was approved.
The board closed the public hearing with no public testimony, completed the vote, and adjourned the regular meeting. A study session on land use rules and quasi‑judicial procedure followed the meeting.
