Board approves first reading to rezone 106 Rosewood from R‑1 to R‑6 after applicant presentation

The board approved the first reading of an ordinance to change the zoning classification of a property at 106 Rosewood Lane (Tax ID 059JB007) from R‑1 low-density residential to R‑6 smart growth.
Applicant Chase McGee explained the lot runs from Cardinal Drive to Rosewood, that the parcel can meet R‑6 minimum square footage requirements for the proposed split and that similar nearby parcels were recently rezoned to R‑6. McGee said access to the proposed new parcel would be from Cardinal Drive and described the existing driveway and adjacent homes to show the proposed homes would be consistent with the neighborhood.
A planning commission representative said the commission recommended approval. Board members asked clarifying questions about lot size, access and compatibility with surrounding development.
After discussion, a board member made a motion to approve the ordinance on first reading; the motion passed on a roll-call vote with recorded yes votes from Carrie Youngblood, Deidra Dunlap, Carrie Morton, Rachel Kirby, Sally Brock and Steve Harvey. The ordinance will return for a public hearing and second reading at a later meeting as required by ordinance procedure.
