Planning commission removes conditional-use requirement for Jonesboro Sportsplex site plan

The Metropolitan Area Planning Commission on April 8 voted to remove a previously imposed conditional-use requirement for an amended site plan for the Jonesboro Sportsplex at 1925 Array Street.
Staff and the applicant explained that the proposal was initially classified under “government services” but recreational uses are excluded from that definition and better fit the town's park classification. The change affects whether the project needs a conditional-use permit; commissioners were asked to consider removing that condition so the project could proceed under park standards. City staff noted AMP funding may be used for parks under state law.
Associate Engineering LLC presented the amended site plan for a proposed complex of approximately 180,125 square feet in an R-1 single-family medium-density zoning district. Commissioners discussed the classification change and the relevant review process. Commissioner Styling moved to remove the conditional-use requirement; Commissioner Monroe seconded. The motion passed with a majority vote and the applicant subsequently indicated they would withdraw the conditional-use request.
Staff said the development will continue through the normal review process and that final site-plan approval will remain subject to ordinance requirements and engineering review.
