Planning commission approves conditional-use permit for commercial laundry at 1941 West Park Avenue

The Redlands Planning Commission on April 8 voted to approve Conditional Use Permit (CUP) 1205, allowing a commercial laundry, linen and towel service to locate in the eastern building of an existing industrial complex at 1941 West Park Avenue.
Planning staff said the operation would occupy about 19,500 square feet in an existing industrial unit built under a prior review (Commission Review and Approval No. 929). Nelson Esco, planning staff, told commissioners the site is in the East Valley Corridor specific plan industrial-commercial district and that “cleaning plants, laundries, and linen service is conditionally permitted within the district.” Esco described initial operations as Monday–Sunday, 6 a.m.–5 p.m., with delivery and drop-off hours of 6 a.m.–4 p.m., one to two shifts of five to six employees per shift, and an initial processing rate of approximately “500 pounds of laundry will be processed per hour.”
Esco said the applicant, Mitesh Mekhan, intends to scale operations over time and may seek future permits to expand to 24-hour on-site operations; truck traffic would remain limited to daytime hours under the current proposal. The project site currently provides 43 parking spaces and two loading/unloading bays; staff said future changes to hours or intensity would trigger a review of parking demand at the time of any building permit application.
During the public hearing no members of the public spoke and no written comments were submitted. Commissioners had no substantive questions for staff or the applicant. Commissioner Smith moved to adopt Resolution No. 1700 approving CUP 1205 based on the staff findings and conditions; Commissioner Gonzales seconded. The chair called for the vote, the commission voted in favor, and the motion carried.
The approval includes the findings required for a conditional-use permit and a determination the project is exempt from environmental review under the CEQA provision cited in the staff report (section cited in the record). The commission’s approval is subject to the conditions of approval attached to Resolution No. 1700.
The project will occupy existing interior space with no exterior expansion proposed at this stage; any future operational changes (extended hours, increased truck movements) will require additional permits and staff review.
Planning staff and the applicant said they are available to answer follow-up questions and will process any future building-permit requests if the business proposes expanded operations.
