St. Joseph County plat committee approves two minor plats and one replat; Laurel Road approval conditioned on tank reseal

The St. Joseph County Plat Committee approved two minor plats and one replat during its February 2025 meeting, granting waivers and placing a condition on one approval that requires confirmation the property’s tank has been resealed.
The committee voted to grant waivers and approve the Denny Stanton Road Minor plat. The committee also granted waivers and approved the Nesser’s (Laurel Road) Minor plat subject to verification that the on-site tank reseal has been completed and submitted to the health department. A replat for Irongate Estates was approved. The committee approved the minutes from the Jan. 16, 2025, plat committee meeting and then adjourned.
Why it matters: Plat and replat approvals are the formal local actions that allow property subdivisions to proceed toward recordation, permitting and, when applicable, site work. The condition on the Laurel Road minor plat ties final approval to a health- and safety-related repair recorded with the health department.

The committee then took up the Laurel Road Minor plat (referred to in the meeting as “Nesser’s/Neisser’s, Laurel Road”), granted waivers and approved the subdivision while making approval subject to completion of a tank reseal and submission of that reseal to the health department. A staff speaker said the contractor has indicated the reseal work is expected to be performed in March when temperatures are warmer; the committee recorded that condition when approving the plat.
Next on the agenda, the committee approved the Irongate Estates replat following a motion and second. The committee then approved the minutes of its Jan. 16, 2025 meeting and moved to adjourn. The committee noted there were no subdivision submittals for consideration by the technical review committee at this time.
