A series of remaining items on the Cedar City Board of Adjustments agenda were resolved on voice votes at the Oct. 27 session.
The board approved a variance to reduce the rear setback for a parcel at approximately 450 East 325 South presented by Tom Jett. The applicant explained that the lot's irregular shape and proximity to a drainage wash made standard rear setbacks impractical; the board found the variance criteria met and approved the request.
A variance request to reduce front setbacks at approximately 2448 West 625 South, presented by Christopher Rabin, was denied. Board members concluded the first variance criterion (that literal enforcement would cause an unreasonable non-self-imposed hardship) was not met for that request; a motion to deny carried.
The board also approved the minutes and findings of fact from prior meetings and approved a small home-occupation finding for a pet-grooming application referenced in the packet.
