Council approves Barnwood Subdivision preliminary plat for six industrial lots

The Caldwell City Council on April 7 approved preliminary plat SPP24-06, the Barnwood Subdivision, which will divide a 15.69-acre parcel near the airport into five industrial lots and one common lot.
Morgan Besaw, planning and zoning staff, told the council the site is already zoned M-1 (light industrial) and is designated as an employment center in the city's comprehensive plan. Besaw said the applicant will dedicate a pressurized irrigation pad to the city and that agency reviews returned no major objections. "The proposed development is in compliance with all other zoning and subdivision ordinances," Besaw said.
John Giuliani, the applicant and owner of Montana Timber Products, told the council the site will support his business and add complementary industrial uses. He said the front lots on Linden are intended for complementary businesses and some lots will be used for outside storage.
Staff recommended approval with one additional condition: prior to signature of the final plat, all residential structures on the site must be removed. Council acted on a motion to approve the preliminary plat with the staff condition; the motion passed unanimously on a roll call vote.
Why it matters: The approval preserves industrial use and adds employment capacity near the airport; the condition ensures the final plat reflects the industrial nature of the subdivision.
