The City Council approved three related land‑use actions April 7 to permit the Summercrest Hills North development east of North Jefferson Way and north of East Trail Ridge Drive.
City staff explained the proposals: a preliminary plat covering just over 40 acres that divides the development into commercial lots and a future multifamily parcel; a final plat that dedicates lots for the first phase; and a site plan for a proposed indoor athletic facility of about 27,000 square feet (approximately 135 by 203 feet, 32 feet tall). The primary access for the first phase will be from East Trail Ridge Avenue; additional internal streets (Willow Crest Sixth and Seventh Streets) will be extended as the development proceeds.
Staff said the site plan provides 114 parking spaces (five accessible) vs. a required 105 based on the city’s calculation, includes internal 5‑foot sidewalks and a 10‑foot trail on Trail Ridge, and shows stormwater detention basins sized to serve the initial development. Elevations submitted for the athletic building call for Class 2 metal panels, brick veneer accents and fenestration consistent with city ordinance standards.
Councilors approved the preliminary plat, final plat and site plan on separate roll‑call votes; each item passed unanimously as reflected in the meeting record.
