County officials report interest in former PepsiCo site, IDA sees potential projects

Mark, a representative of the Sullivan County Partnership, told the committee the county has forwarded five legitimate prospects for the former PepsiCo facility and that a national real estate broker will represent the property. He said the site has substantial infrastructure and that at least one prospect is a metal fabrication firm while another is a plastics manufacturer; he also described a potential adaptive reuse by a national buyer.
"That asset is an incredible asset," Mark said, listing parking, power, water, sewer and highway access among its advantages.
Mark also described a local manufacturing prospect that would build a 10,000-square-foot facility and hire about 100 workers over the 15 months after construction; he said the employer will locate at the Sutton East site near the airport.
Jen, a representative of the Sullivan County Industrial Development Agency (IDA), told the committee that the IDA and the Sullivan County Funding Corporation reviewed and approved their annual audits and PARIS reports (the annual reports required by the New York State Authorities Budget Office) and that she will submit the reports to state and county officials in the coming days.
Jen said she has received inquiries from small and medium businesses about IDA assistance, including potential projects in office, food manufacturing and service sectors, and that she expects two or three applications in coming months.
Mark briefed the committee on other local projects in planning or approval stages — including housing and restaurant developments near Thompson and interest around the Bethel and Atwoods projects — and said the county is positioning shovel-ready sites to attract larger regional investments.
On one site called "Finpo," Mark said the project team is close to finishing permitting but must address new DEC requirements that came into effect with the new year.
No formal committee votes were taken on these project updates; officials described ongoing marketing and permitting work.
