Planning commission approves amended final plat for Hurricane Views Plat B, Lots 3 & 4

The Hurricane City Planning Commission voted March 13 to approve an amended final plat for Hurricane Views Plat B that adjusts the boundary between Lots 3 and 4 at 2107 West 320 South, transferring a former common-area swale into the two lots.
Applicant Andrew K. told the commission the developer had previously graded and compacted a low area between the two lots and now requests the amended plat so the owners of Lots 3 and 4 can incorporate that land into their private property. "We ended up getting it all compacted... and so the request was to then have that land, to be usable by the owners of Lot 3 And 4," Andrew said.
Planning staff confirmed they reviewed the site, noted a change in elevation but found no designated drainage easement had been removed and no red flags in their review. Staff emphasized the area had been established on the ground during development and is maintained as it exists today.
Several commissioners expressed broader concern about developers altering open space after the fact and urged clearer processes; staff noted the commission should consider whether the post-construction condition would have been acceptable had the applicant sought approval before filling the common area. After discussion the commission approved the amended final plat; the motion and second carried by voice vote.
The commission recorded no requirement for additional geotechnical work for the amended plat because prior subdivision approvals and as-built documentation addressed the site's grades and drainage.
