Cottage Grove — The Cottage Grove City Council on Aug. 20 approved a conditional-use permit and a site-plan review for 61 Marine & Sports, allowing outdoor display, sales and rental of boats and recreational vehicles and a 4,000-square-foot building addition for servicing at 11730 Point Douglas Drive South.
Senior Planner Samantha (last name not specified in the record) told the council the property is roughly 11.97 acres in B3 zoning and the business has been a legal nonconforming use since 1984. The property underwent multiple approvals between 1984 and 2015; in 2022 the zoning was changed to B3, making indoor boat and recreational-vehicle sales and service a conditional use. The applicant proposes a 50-by-80-foot (4,000-square-foot) addition over existing gravel, meaning no new impervious surface is proposed for that footprint; three on-site stormwater basins were reported to be capable of handling the current impervious surface.
Planner Samantha said the council may require matching exterior materials, additional screening and planting. The recommended conditions include planting 11 coniferous trees in the southeast corner of the property to provide screening from Highway 61. The council’s motion to approve Resolution 2025-110 (conditional use permit) and Resolution 2025-111 (site plan review) passed by voice votes.
