The Board of Zoning Appeals on March 20 approved a two‑year exception from the requirement for an 8‑foot opaque fence around an outdoor storage area at Platinum Mini Storage, 2400 North Saint Joseph Avenue, to permit temporary outdoor parking on prepared building pads while the owner completes construction.
Scott Beadle of Cash Wagner and Associates said the owner has built pads and prepared building areas and that demand timing led the owner to park vehicles on those pads temporarily. He told the board the facility otherwise has required fencing, decorative frontage and paved surfaces and that the owner intends to construct the buildings within the two‑year window.
Board members asked whether the stored items would remain short‑term; staff confirmed the operator will remove outdoor storage once the buildings are constructed. The board approved the two‑year window by a 5–0 vote.
The Area Plan Commission will track the two‑year timeline and require the owner to complete the buildings or remove outdoor storage at the end of the period.
