The Board of Zoning Appeals approved March 20 several variances for SSNK LLC at 6701 Nisbett Road to legalize existing gravel parking and permit an expansion of 68 parking spaces.
Scott Beadle of Cash Wagner and Associates said many of the requested variances reflect existing site conditions: two access drives already serve the property and the area is primarily gravel. The applicant asked to retain gravel parking in lieu of pavement, to allow two access drives (reducing the minimum road‑frontage requirement), to reduce the required spacing between parallel drives from 50 feet to 18 feet, and to waive interior‑parking green‑space/island requirements.
Board members noted the rural character and that neighboring parcels also use gravel surfaces; they concluded the requests were consistent with existing conditions and with the applicant's plan to provide additional off‑road parking to reduce roadside parking congestion. There were no remonstrators. The board voted 5–0 to approve the variances.
Permitting and site‑improvement conditions were discussed; the applicant will submit final plans and will be expected to meet any drainage or construction standards applicable to expanded parking areas.
