City planning staff presented a city-initiated rezoning request March 10 to change the zoning at 9700 Capitol Court from I-1 (Light Industrial) to B-1 (Business Office), a move staff said would align the zoning with existing office uses and the comprehensive plan.
Staff said the 3.12-acre parcel sits in the Godwin Technology character area and includes a three-story office building constructed before the 2015 zoning change that removed office uses from industrial districts. The rezoning would allow office uses that are currently prohibited in the I-1 zone and, staff said, would reduce the risk of incompatible industrial activities near existing offices and property to the south.
Planning Commission members unanimously recommended approval at their February hearing. There were no speakers signed up to address the council at the public hearing. The council voted to close the public hearing and schedule the rezoning for decision at the next regularly scheduled meeting.
Staff recommended approval, noting no changes in use are currently proposed with the rezone and that a traffic-impact study was not required because the rezone does not, by itself, change site use or intensity.
