Fresno Planning Commission approves 30‑lot subdivision and density rezoning with enhanced‑streetscape condition

The Fresno City Planning Commission on an affirmative vote approved a plan amendment, tentative tract map and planned development permit (P2301117) that will allow a 30‑lot single‑family subdivision on about 3.9 acres west of State Route 99.

Staff presentation: Juan Lauer, planning staff, told commissioners the proposal would change the General Plan land use designation from residential low density (3.5–6 dwelling units per acre) to residential medium density (5–12 dwelling units per acre) to allow a project density of 7.69 dwelling units per acre. Lauer said the project includes deviations to RS‑5 development standards to reduce front‑yard setbacks, lot size and increase lot coverage and that the staff report contains full details. He noted the council district 5 project review committee approved the project 3–1 on Aug. 14, 2023, and the Airport Land Use Committee approved it 7–0 on Dec. 4, 2023.
