The El Cajon Planning Commission unanimously approved a one‑year extension of time for Conditional Use Permit 2022-0014, which authorizes conversion of an East Main Street motel into an 11‑unit single‑room occupancy (SRO) residence.
Associate planner Spencer Hayes reported the original CUP was approved April 4, 2023, and the zoning code allows a one‑year extension beyond the standard approval window; building‑permit application for the conversion was filed with Building & Safety on March 27, 2025. Staff recommended approval of the extension subject to the project meeting building permit requirements prior to the expiration date.
A motion to adopt the resolution approving the time extension was made by Commissioner Circle and seconded by Commissioner Pollock Root. The motion carried by unanimous vote of members present.
Staff noted no updates to SRO regulations since the original approval and that the applicant provided a milestone schedule projecting project completion within the calendar year; the building permit must be issued before the CUP becomes effective per standard conditions.
