Commission approves preliminary plat for Tennessee National development; staff seeks special‑call meeting for final plat

The commission approved Application 160, a preliminary plat submitted by Tennessee Nationals LLC for Plot 28 of the Tennessee National development.

Tyler Gross of Bard's Design described the pod as containing 43 lots across about 64 acres with an average lot size of roughly 1.35 acres. Setbacks shown on the preliminary plat are 25 feet in front, five feet on the sides and 15 feet in the rear. A natural drainage channel runs through the pod; the developer intends to preserve it with a drainage easement and maintain the open channel rather than enclosing it. Building sites are planned forward of that easement so that the channel will be behind the houses.

Staff told commissioners that Tennessee National has advertised a forthcoming land sale “for April, April '20 sixth, '20 seventh, '20 eighth” (as stated in the meeting record) and requested a special‑call meeting “on the 20 third” to approve the final plat so the developer can complete sales tied to the advertised dates. Staff observed that if the city does not secure sufficient commissioner commitments for the special‑call meeting, advertising costs would be wasted. Commissioners indicated several members could attend the requested special‑call session and staff said it would proceed with advertising.

A motion to approve the preliminary plat was made and seconded. The motion passed after members voted in favor; the meeting record shows the preliminary plat approved. The discussion included staff confirmation that the pod is consistent with the master plan of the broader Tennessee National development and that the easement will preserve a natural valley on the site.

The meeting did not record a formal vote to set the special‑call meeting date; staff said it would advertise and contact commissioners to confirm quorum for the requested date and time.
