Midtown neighborhood shops approved; developer cites Roots Chicken and vet among prospective tenants

The City Council approved a site plan for the Kalterra Midtown Neighborhood Shops, a two-building multi-tenant development with a courtyard, seating and water features planned between the structures.
Rashad Wall, staff presenter, described the project as meeting density, parking, landscaping and corridor-overlay requirements, with the developer requesting one variance for window coverage on building facades. The Planning and Zoning Commission recommended approval on March 10 by a 6-0 vote, and the Development Review Committee also recommended approval.
Pete Stickney of SLF Capital told the council the project design intentionally creates a courtyard with benches, artwork and water features intended to support end-cap restaurant tenants. Stickney said confirmed and prospective tenants include a local operator called Roots Chicken, a veterinary clinic on a hard corner of the site, a breakfast operator and a barbecue option in negotiation, and three other tenants still in letter-of-intent stages. He also said the developer will include framed wall murals facing the courtyard.
Council Member Kurt moved approval; the motion passed 8–0 with Councilman Tony Shotwell recusing himself. Staff said they will return with any final construction details and that tenant leases will be finalized outside the council meeting.
