The Wylie Planning and Zoning Commission on April 1 approved a site plan for a multi‑tenant retail building at 2310 West FM 544, voting 6‑0. Staff described the building as approximately 19,000 square feet and said it complies with applicable zoning standards.
"The building measures approximately 19,000 square feet," said Mr. Molina, planning staff, presenting the site plan. Staff noted the applicant provided the pedestrian access previously requested by commissioners, a fire lane that loops around the building, parking, and landscaping along the parking areas and frontage. Because the building exceeds 6,000 square feet, staff said the structure will be required to have a sprinkler system.
Mr. Molina also said a proposed coffee shop will be submitted as a separate site plan on a separate lot and will come later. Commissioners asked no substantive questions during the presentation and moved to approve the site plan "as presented." The motion passed 6‑0.
The approval was for the site plan only; any subsequent tenant build‑outs, separate site plan submissions (including the coffee shop), and building permits will be subject to standard city review and permitting processes.
