Decatur planning commission recommends two replats, approves meeting minutes

Lisa Hannon, Decatur planning director, presented the Tilden Street item during a public hearing and entered the staff report into the record. "They are proposing 2 lots. It's basically a lot split of an oversized lot. Each lot is gonna be approximately 6,297 square feet proposing 2 single family residential structures," Hannon said. The item required—and received—a special exception from the Board of Adjustments for undersized lots; the board approved that exception on March 17.
After public comment was closed, commissioners discussed potential public improvements. Hannon and other staff said whether curbs, gutters or sidewalks would be required would be determined by Public Works during final plat review or at the building‑permit stage; commissioners noted the possibility that a later requirement for public improvements could affect an applicant's willingness to complete a split. Commissioners also noted a large tree on the property.
Commissioner Mason Woodruff moved to recommend approval of the Tilden Street replat consistent with staff recommendations; Commissioner Lanier seconded the motion. The motion carried; Commissioner Shelby Hicks joined the meeting online after the discussion and was recorded as abstaining from that item.
A separate nonpublic‑hearing replat for Lot 1R, Block 1, (Eagles Landing Business Park) at 3100 Tom Lambert Boulevard was moved forward to full approval rather than a 30‑day extension after applicants provided requested information. Hannon said questions about a gas‑line easement "have been satisfied and answered, to public works satisfaction." Commissioner Woodruff moved to recommend approval of that replat; Commissioner Eileen Cross seconded. The motion carried.
The commission also approved minutes for its Feb. 4 meeting (motion by Eileen Cross; second by Mason Woodruff) and for its March 4 meeting (motion by Commissioner Lanier; second by Commissioner Berube). At the close of the meeting, staff said approximately four items were currently scheduled for a future agenda, subject to change as new applications arrive. The meeting adjourned at about 5:41 p.m.
