Bluff moves to add road standards appendix to subdivision ordinance; council to vote March 18

Bluff Town Councilors said on March 11 they will bring a proposed Appendix A of the town—s subdivision ordinance, which specifies road and drainage standards, to the council for consideration and a vote at the March 18 meeting.

Council members said the appendix mirrors the road standards the town has applied informally to Coppercliff 2 and that including the appendix in the subdivision ordinance will clarify standards for future subdivisions. Town staff reported the appendix was circulated to council email folders in December but many members had not reviewed the text.

Discussion covered specific items in the draft appendix, including curb-and-gutter guidance, drainage provisions to keep water from crossing roads, and subdivision street widths. A town staff member said the language allows the town to require particular drainage measures before accepting a road.

Councilors also raised a separate addressing problem: residents in Coppercliff 2 and related areas have assigned street names that are not yet recorded in town addressing databases. Council staff said the developer would normally name streets on unaccepted roads and that staff will follow up with Coppercliff 2 contacts and with the county road department to reconcile naming and addressing before the town accepts roads.

Councilors directed staff to send the appendix to all members and to post a public draft; the chair said the item will appear on the March 18 agenda for possible adoption into the subdivision ordinance.
