The City Council voted to rezone about 23.3 acres at the Canyon Park site (near 1203 North, 630 East) from the Timpanogos Research and Development Park (PD-6) to a single-family R-8 zone, allowing development of roughly 8,000-square-foot detached lots if subsequent subdivision approvals are granted.
The request came from a Tri Pointe Homes proposal. City planning staff described the project as a rezoning only: subsequent subdivision, platting and infrastructure approvals would be required if the rezone were approved. Tri Pointe presented conceptual lot layouts and elevations and said the company had conducted multiple neighborhood meetings and worked with property owners to refine the concept.
The planning commission considered the application in a public hearing earlier in March and recommended approval by a 5-2 vote. At the council meeting, Tri Pointe said that, if the rezone is approved, it anticipates demolition of the affected research-park buildings, completion of utility and road work and recordation of plats over the next several months; the company projected home construction could begin the following construction year.
Councilors approved the rezoning on a recorded voice vote. The motion approved the change from PD-6 to R-8 for the 23.3-acre site and advances the proposal to the land-development stage, where Tri Pointe will be required to submit subdivision and infrastructure plans for staff and council review. No amendments or conditions were adopted as part of the rezoning motion.
Tri Pointe representatives said they will return with formal preliminary and final plats and that the city's building and public-works review will follow standard procedures before any housing construction starts.
