The Troy Planning and Zoning Board approved an area variance allowing a property owner to rebuild a single-family house on a 33-foot-wide lot at (listed as) 180 Eighth (Seventh) Avenue, where the zoning code now requires a 40-foot minimum lot width. The vote was unanimous, 5-0.
Architect Laura Bridal, representing the property owner Eric Collado, told the board the lot is preexisting and that the prior two-family house on the parcel burned in 2018. The owner seeks to rebuild a single-family dwelling similar in scale to neighboring homes. Board members reviewed the local streetscape and found the proposed scale consistent with existing development. A public comment from a neighbor supported the project as neighborhood-appropriate.
Motion and vote - Motion to approve the area variance (minimum lot width relief of 7 feet) for PLZBA-2025-0010: motion made by Zach, seconded by Lindsey. Roll call: Evie yes; Zach yes; Steve yes; Tamara yes; Lindsey yes. Outcome: approved (5-0).
What the approval allows The approval permits the owner to construct a 1-family home on a nonconforming lot; planning staff noted the proposal will also require any standard site-plan review as applicable. The board found the requested relief would not create an undesirable change in neighborhood character and that the benefit could not reasonably be achieved without the requested variance.
