New Miami‑Dade property appraiser offers outreach to North Miami Beach, extends homestead filing window

Tomas Regalado, newly elected Miami‑Dade County property appraiser and a former Miami mayor, addressed the North Miami Beach commission to outline outreach the appraisal office plans to provide to municipalities and residents.
Regalado said the property appraiser’s office is preparing a calendar of municipal outreach events and will deploy a “mobile team” to visit homeowners with mobility challenges. He said county staff will bring laptops and staff to fairs and city events to assist with filing exemptions and provide on‑site help.
Regalado highlighted taxpayer benefits that are often underclaimed—homestead, widow and veterans exemptions—and said the office has 483,000 homestead filings across Miami‑Dade County. He told commissioners he used authority in state law to extend the homestead filing deadline for qualifying situations and had “extended the filling period to September” so that residents who missed the March 1 date under qualifying circumstances could still be considered for the 2025 tax year.
Commissioners asked about language access and liaison arrangements. Regalado said materials and services will be available in English, Spanish and Haitian Creole, and that his office can assign a municipal liaison to coordinate local presentations and events.
Regalado also said the appraisal office will push outreach to business owners about tangible personal property exemptions (an example he gave: a $25,000 exemption for certain business tangible personal property) and will help residents with trust‑related filing pitfalls that can affect homestead status.
No formal action was taken; commissioners thanked the appraiser and asked staff to coordinate liaison arrangements so the appraisal team can appear at local events and senior outreach programs.
