Cedar Fort schedules joint public hearing on Michelle Taylor CUP and town-sponsored zone map change for March 17

The Cedar Fort Planning Commission set a joint public hearing on the Michelle Taylor conditional use permit and a town-sponsored rezoning — including a proposed new zone map for the north and west areas — for 6 p.m. on March 17, 2025, at the Cedar Fort Recreation Center.

Planning staff told the commission the hearing will require mail notices to property owners within a 300-foot radius and that state/local notice rules require a minimum advance notice period (discussed as 10 days in the meeting). Staff said the town will prepare a stack of mailers and estimated postage in the range of about $75 for the mailing run; commissioners agreed the town should pay for the mailers rather than rely solely on inserts in the water/gas bill because mailed notices are less likely to be challenged for improper notice.

Commission members and staff discussed logistics and timing. Staff said they would prepare the mailer spreadsheet and try to have notices ready by the end of the week so a following-Monday mailing would meet the notice window for a mid-March hearing. The commission agreed to advertise both the CUP and the rezoning together, with the option to take action on the CUP at the hearing and to proceed with rezoning deliberations that same week at the regular commission meeting if needed. Commissioners said that if significant public comment arrives, they will table action and return to the drawing board.

The commission also discussed meeting time: while 6 p.m. was the stated start, commissioners considered a 6:30 p.m. start to accommodate members and the public; the body ultimately confirmed the 6 p.m. start in the public-notice language for March 17 at the rec center. Staff agreed to prepare the noticing materials, print labels or provide address labels, and coordinate a mail-out so that the posted public-notice timeline is met.

The hearing will combine the conditional use permit (CUP) application for Michelle Taylor and the town-sponsored zone map amendment so that affected residents receive one notice package. Staff estimated the mailed-notice radius will exceed several hundred recipients when both items are included.
