The Mendocino County Coastal Permit Administrator approved a coastal development permit March 27 to allow a cluster of accessory structures — including a guest cottage, music studio, garage, workshop, covered porches, roof-mounted solar and associated septic work — on a bluff-top parcel at 29020 North Highway 1, near the mouth of the Ten Mile River north of Fort Bragg.
The permit (CDP 2021-0046) authorizes construction inside building envelopes previously established by the California Coastal Commission, conversion of one test well to a production well under an earlier emergency permit and replacement of an on-site septic field. County staff said the project is categorically exempt from CEQA provided the recommended conditions are met; the Coastal Permit Administrator approved the project with those conditions.
County planner Jesse Waldman told the administrator the parcel is about 3.65 acres, is mapped as highly scenic, is west of the first public road and lies within rural residential zoning combined with a planned-unit development district.
