Councilors granted final approval for Alliance 436 Highland LLC to construct a one-story 9,600-square-foot repair building, parking lots and fencing at 436 Highland Avenue; developers have not yet announced a tenant for the main warehouse.
At the March 24 deliberative session, councilors granted final approval to Alliance 436 Highland LLC for a Stage 2 land-development project at 436 Highland Avenue (Fourth and Booth), authorizing construction of a one-story, 9,600-square-foot tractor-trailer and bus repair building, two parking lots and perimeter fencing.
City planning staff told council the project had been reviewed and that the warehouse and its Stage 2 plan complied with zoning and land-development requirements. "The warehouse has. So there was always a stage 2 for that project," a staff member said, noting that the bus-repair garage will be located near the southeast corner of the property and that bus parking will be placed behind the building so it is not directly visible from the street.
Councilors asked whether the property owner or tenant had changed during the review; staff said the owner on record for this stage is Alliance 436 Highland LLC, which acquired portions of the consolidated property during the application process but that the change did not affect the review. Staff said the larger warehouse remains vacant and the owner is actively seeking a tenant; no tenant for the warehouse was identified at the meeting. Councilors requested that staff notify the public if and when the owner announces a tenant.
Councilors also asked practical questions about access and visibility; staff said the building entrance and garage will face Fourth Street and Booth Street and that the project had addressed prior drainage and cleanup issues on the site. The project will include required parking and fencing around the Stage 2 lot perimeter.
No formal objection was recorded in the deliberative session. The council read the resolution for final approval on the agenda; the project proceeds subject to any standard permitting conditions and the city—s final sign-off processes.
