The Kuna City Planning Commission on March 25 recommended approval of the Trails and Estates preliminary plat (case 25-01-S) and approved the companion design review (case 25-01-DR) for a 7.95-acre subdivision at 360 South Strobel Road that will create 17 residential lots and three common lots.
Marina Lundy, planner with Kuna Development Services, told commissioners the site is already zoned R-4 (medium residential), and staff found the application compliant with Kuna City Code, Idaho statute 67-65 and the Kuna comprehensive plan. Lundy presented staff’s recommended conditions and said revised comments from Kuna School District and Public Works were included in the packet and at the front desk.
Applicant and property owner Charlie Tipton described the project as a family residence site being incorporated into a new subdivision. Tipton said the development aims for larger lots—roughly quarter- to third-acre in size—with a greenbelt walkway connecting to the nearby Odyssey subdivision and a half-acre park that will double as a stormwater collection area.
Tim Jensen of Kuna School District stood at the public hearing to state the district’s support, saying the project posed minimal impact to district services and that the developer had agreed to future partnership. A nearby neighbor, identifying himself as a resident on East Rock Falls Lane, also voiced support.
Commissioners asked staff about sewer capacity; Lundy confirmed capacity is available for the proposed lots. The commission made two motions—one to recommend approval of the preliminary plat and a separate motion to approve the design review—each carried by unanimous voice vote.
