Planning commission approves site plan for proposed Jonesboro Sportsplex, conditional use still required

The Jonesboro Metropolitan Area Planning Commission on March 25 approved a site plan for a proposed indoor sports facility, the Jonesboro Sportsplex, at 1925 Race Street, while noting that the developer must secure a conditional use permit at a subsequent meeting.

City planner Daryl said staff had reviewed the application and the project package is otherwise complete. "We have reviewed this. We still have one more step that will be a conditional use permit that will be at our next meeting. It's already been scheduled," Daryl said. "We've gone through the entire package and everything's been approved."

The proposed Sportsplex is described in the application as a structure of approximately 180,125 square feet in the R1 Single-Family Medium Density zoning district. The commission opened the item to questions and received no public comment on the site plan. Commissioner Veil moved to approve the site plan with the stipulation that the applicant obtain the required conditional use permit; the motion carried on a 7-0 vote.

Because the property’s conditional-use review remains outstanding, final development authorizations and any required building or state permits will depend on the outcome of that separate hearing. The city planner indicated the conditional use permit review has already been scheduled for the commission's next meeting.

The approval clears the site-plan stage but does not authorize construction until the conditional use permit and any applicable permits and inspections are obtained.
