The Rio Rancho Planning and Zoning Board voted to approve a conditional use permit for a proposed self‑storage facility that would specialize in RVs, boats and trailers at 1724 and 1732 Inca Road Southeast.
Liz Ruiz Carlos, a city planner, said the two‑acre site is zoned C‑1 (retail commercial) and that self‑storage facilities are a conditional use in C‑1 per city code (chapter 154.24(C)). The applicant supplied a site plan showing lot dimensions, proposed structures, parking (31 spaces) and landscaping. Staff recommended approval with findings and conditions.
Applicant Devin Amos stated he plans to develop an RV storage facility on the subject property; he provided his contact address on the record. No members of the public spoke for or against the item.
During discussion a board member noted several existing storage facilities on the same roadway and asked the board to consider proximity and clustering of storage developments; the concern was recorded but no condition was added specifically to address clustering. The board then approved the conditional use permit on a roll call vote with all members present voting yes.
Action and vote: Motion to approve staff findings and conditions for the conditional use permit passed by unanimous roll call: Commissioner Gabaldon — yes; Commissioner Hankins — yes; Commissioner Koster — yes; Vice Chair Connie Richardson — yes; Chairman Rodosovich — yes; Commissioner Hardesty — yes.
Details: Staff cited compliance with required site plan elements (lot dimensions, structures, parking, signage, landscaping and hours of operation). The applicant’s plan includes 31 parking spaces and access from two entrances on Inca Road. Staff contact for the item was Liz Ruiz Carlos.
