The Grand Prairie Planning and Zoning Commission voted unanimously on March 24 to approve a site plan for a speculative industrial warehouse at 2322 North Highway 360.
The proposal covers roughly three acres and calls for a 48,000-square-foot building with truck docks. Staff told commissioners the site complies with dimensional and parking requirements but requested a single variance to the required landscape buffer along a triangular frontage, allowing a taper to a minimum depth of 7.2 feet. Transportation and mobility staff recommended that the proposed driveway entrance receive TxDOT review and approval before civil engineering permit issuance.
Developer Wilson White and project representatives were present; White said the development reuses the vacant former Chase Bank parcel and expects primarily light-truck and box-truck traffic rather than extensive 18-wheel tractor-trailer movements. Commissioners discussed sightlines, tree mitigation and intersection improvements; staff noted planned intersection upgrades in the area and suggested southbound routing to the 360 frontage road as an alternative truck route.
The Development Review Committee recommendation included a condition that the driveway entrance be approved by the city's transportation department and TxDOT during civil engineering review. The commission approved the site plan per staff and DRC recommendations in a single, unanimous vote.
If the developer proceeds, civil engineering plans must complete TxDOT review and any required approvals before permits are issued.
