Staff presented a rezoning request for a parcel (referred to as Holt Farms) at the intersection of July and John McCain Road (map label in materials) to change from agricultural zoning to R-40 for a residential subdivision.
The developer’s revised plan would create 10 R-40 lots (down from a previously proposed 12) and includes a tree-preservation exhibit, utility plans and existing and proposed drainage. Staff said the applicant removed a previously proposed second emergency access; the development will now have a single entrance off John McCain Road.
Staff noted that under R-30 and R-40 rules the proposed plan complies with a limitation of no more than 10 lots for that configuration. The parcel includes areas shown on the existing floodplain map; staff supplied a planned future floodplain map and noted the drainage exhibits submitted by the applicant.
Commissioners had no further questions at the work session. The rezoning and preliminary plat will proceed through the normal review and hearing process; no vote was taken at the work session.
