The Planning Commission approved a minor subdivision application for 426 Dover Street, a 1.73-acre parcel owned by DCC Strategic Realty Partners, that will create three new lots (four lots total). Tom (planning staff) said the parcel fronts on an existing right-of-way and does not require utility extensions or a major subdivision process under Tennessee Code Annotated (TCA) or city subdivision rules.
Staff told the commission the lots meet R-2 zoning size requirements. The application was required to come before the planning commission because city and TCA rules require commission review when creating more than two lots from a parent parcel. Staff also asked that new driveway access points be aligned when possible and that required turnaround space be shown on driveways per subdivision regulations.
A motion to approve the minor subdivision passed on roll call. Staff noted the city previously increased the right-of-way on one side (north side) to accommodate future development; no additional procedural notifications were attached to the approval.
