Tom (planning staff) said the addition would extend over existing concrete and noted the site currently has no pervious area; the structure is a block building and the applicant proposes a tan-colored architectural metal finish. The design guidelines discourage metal but distinguish “architectural metal” (a higher grade) from lower-cost metal roofing materials.
Commission members requested clearer documentation of the design guidelines and asked staff to label the existing nonconforming conditions on the site plan. One commissioner said the metal product “looks more like board-and-batten” in detail; staff explained the proposed metal has heavier battens that create that appearance.
A motion to approve the site plan passed on roll call. The approval requires adding a note that identifies the existing nonconforming building and flagged a staff procedural notification asking the commission to confirm whether the architectural metal is compatible with city design standards.
