The Planning Commission voted to forward a rezoning application for a 4.6-acre parcel along the SR 437 bypass (Track 2) from R-2 (medium-low density residential) to C-2 (general business) with a favorable recommendation to City Council.
Tom (planning staff) told the commission that Track 2 lacks water and sewer service on-site and that any required extensions would be completed at the development phase. He also noted the parcel’s location in the bypass corridor character area and said commercial zoning would be consistent with that corridor.
Commissioners and staff discussed access to SR 437, existing grandfathered access points, and the likelihood that development would require widened or relocated access and more internal connections. Staff said each parcel is typically granted one access point and that limited-access conditions along the bypass require careful coordination during development.
The commission voted to send the rezoning to council with a favorable recommendation; the roll call was recorded in the minutes and the motion carried.
