Planning Commission schedules public hearings for Yergan Road annexation and RS-10 rezoning

The Planning Commission on March 19 voted to schedule public hearings for an annexation petition and simultaneous rezoning request along Yergan Road, submitted by applicants Shane and Duane Beard. The annexation petition covers approximately 13.74 acres including right-of-way and would be accompanied by a zoning request to RS-10 that, according to staff, could allow a concept plan of up to 21 single-family lots.
Planning staff said the parcel is vacant and within the city’s urban growth boundary and contiguous to the current city limits. Rutherford County Highway Commission consented to annexation of the associated right-of-way at its March 3 meeting. Staff also said the comprehensive plan’s future-land-use map identifies the property within a service-infill line and that RS-10 is listed among appropriate zoning options for the site’s suburban-residential designation.
Staff recommended the Planning Commission set the public hearing for May 7, 2025 and to provide the plan of services in the staff report that will be posted before the public hearing. Commissioners voted to set the hearing date.
Next steps: planning staff will prepare and publish the plan of services and full staff report in advance of the May 7 evening meeting; the public hearing will provide neighbors and other stakeholders an opportunity for comment before any city council action.
