Commission approves City Tile office/warehouse addition in downtown Murfreesboro

The Planning Commission approved a site plan March 19 for a two-story, 14,000-square-foot office/warehouse addition for City Tile at the corner of South Academy Street and East Sevier Street.
Planning staff said the project moves from a prior design to a two-floor configuration that provides warehouse space on the ground floor and office and conference space on the second floor. The project incorporates previously approved downtown streetscape types: parallel parking along South Academy and angled parking with a sidewalk behind it along Sevier. Staff noted the property is within the Central Business District, which has no minimum parking requirement; staff and the applicant identified 19 available parking spaces immediately adjacent to and on-site.
Commissioners raised operational questions related to truck movements at the site’s driveway at Academy and Sevier streets. The applicant’s representative said the facility may see box trucks and occasionally 18-wheelers. Staff and the applicant said the city engineering team had reviewed turning templates and had signed off on circulation; the applicant provided additional civil drawings to staff.
“...we did 1 turning movement where it would go back to the north, and we can do another turning movement for showing going to the south as well if you'd like,” the project representative said in response to commissioner concerns about truck movements.
A motion to approve the site plan, subject to staff comments, passed unanimously. Recorded aye votes included Ms. Aberwater, Mr. Carroll, Vice Chair Halliburton, Mr. Harris, Mr. Prince, Mr. Wright and Chair Jones.
Staff recommended the commission approve the project with a condition to include the updated turn template and finalize any civil package items required by engineering.
Next steps: the applicant will finalize civil and utility drawings for staff review and finalize any outstanding engineering comments as required for permit issuance.
